Tbilisi’s commercial real estate market is entering a new phase of development. In 2024- 2025, we’re seeing a clear shift toward modern, high-quality office spaces—especially in districts like Saburtalo, Vake, and the central business areas. Class A business centers are setting higher standards for office environments, with improved infrastructure, modern design, and better energy efficiency.

Demand is evolving. International companies and growing local firms are seeking quality, functionality, and flexible lease terms. Both Class A spaces and older buildings in central locations, enjoy relatively high occupancy. 

At the same time, the mid-market segment—Class B and B+ buildings—remains underserved. There are many small to medium-sized companies that can’t afford expensive, premium offices (Class A), but still want something professional and well-located. Unfortunately, there aren’t enough good-quality, mid-range office spaces available, so this part of the market is not well supported. 

The market in 2026 is expected to remain dynamic but selective. Tenants are becoming more precise in their requirements, and building quality, location, and service level will continue to shape demand.
